Notice of Intent to Make a Determination
Piapot First Nation Commercial Office Building- Public Comments invited
May 4, 2026 - Indigenous Services Canada must determine whether the proposed Commercial Office Building, to be located on Piapot First Nation, is likely to cause significant adverse environmental effects.
To help inform this determination, Indigenous Services Canada is inviting comments from the public respecting that determination. All comments received will be considered public and may be posted online.

Proposed Project
Young Dog Developments Limited Partnership (wholey owned entity of Piapot First Nation) is proposing to construct a new commercial office development on the Piapot Urban Reserve located at 1101 Angus Street in Regina, SK. The development project consists of a 24,392 sq. ft. two story retail and commercial office building and associated parking and landscaping. The development has been designed to be a multi-tenant facility with spaces available for individual retail and office spaces. The design plan will provide 64 parking stalls and one drive through on the north side of the development.
The proposed development requires the installation of new base infrastructure including, water, wastewater/sewer, stormwater, gas and power. The project is working with the City of Regina to ensure all utility infrastructure are inline with engineering requirements for tie-ins to existing municipal infrastructure.
A Environmental Site Assessment was completed for the property, and the results demonstrate that the site conditions meet all applicable environmental guidelines.
Construction is proposed to begin in August 2026. Construction completion and tenant move-in is projected for January 2028.
